Overview
Office properties, such as single-story suburban and downtown buildings, multi-tenant high-rises, single-tenant properties, and mixed-use properties, are a significant part of the commercial lending market. Conventional financing options typically provide funding up to 80% of the value or cost of the property, with the potential for B-notes or mezzanine financing to increase this by an additional 5-10%. The Debt Service Coverage Ratio (DSCR) for these properties usually starts at around 1.20. Loan terms of 5, 7, 10, 15, 20, 25, and 30 years are common, and interest-only, balloon notes, and long-term fixed options are available. Recourse, or personal guarantees, may or may not be required for commercial programs.
